The clean that sits between the last trade and the handover inspection. Also on sites we did not build.
Post-construction cleaning is nearly always done too early and one pass short. Fine dust thrown up by the last sanding stays airborne for hours and then settles on everything that has just been wiped. Clean once and you hand over a property that is grey again two days later. The client sees that at handover; the cleaning firm did not see it at hand-back.

All surfaces wet-cleaned, screed swept and washed, rubble and surplus material removed. The first complete pass.
Silicone residue, paint and plaster mist, adhesive labels, window rebates, frame profiles, radiator fins, sockets and switches.
Included in the price. Settled fine dust is lifted completely once more before you hand over.
Glazing inside and out to ground and first floor, plus frames and rebates. Higher floors by access platform on request.
On live sites a floor plan plus photos is enough for a firm quote. We do not necessarily have to have visited first.
We agree with your site manager when everyone is genuinely out. Cleaning before the last decorator is money thrown away.
The full rough pass first, then the detail clean with close work on windows, silicone joints and ironmongery.
48 hours later the fine-dust pass, then a joint visual inspection. Only then is the area handed over.
A post-construction clean including detail clean and second pass starts at EUR 3.50 per sqm net. With heavy soiling, screed haze or large glazed areas the range is EUR 5 to 8 per sqm net. A builders clean on its own is billed at EUR 32 per hour net.
The square-metre rate refers to the floor area actually cleaned, not to the marketing floor area.

No, and that is not a sales line, it is physics. Fine dust from sanding and cutting takes 24 to 48 hours to settle fully, depending on particle size and air movement. Clean once and you lift the dust already on the ground and hand over a surface that the rest then lands on. That is why the second pass is in our price and not an add-on.
Yes, that is around half of our cleaning work. All we need is the floor plans, a few photos of the current state and a contact in your site team to fix the date. There is no premium for it.
In most cases yes, using an acidic deep clean and a rotary machine. On acid-sensitive finishes such as natural stone or polished concrete that is not possible, so we work mechanically with pads. Where cement haze has been left to dry in through a preceding trade's carelessness, we tell you beforehand what is realistically removable and what is not. A promise we cannot keep helps nobody.
For a final clean our usual lead time is five to ten working days. For short-notice dates, for example where a handover has been brought forward, we try to fit it in within 48 hours and tell you honestly within the hour whether it is possible. A date we promise and then miss costs you the handover.
