Jointing & priming
Q1 to Q4, cleanly separated and cleanly priced. We tell you in advance which level your room actually needs instead of selling the most expensive one.
Almost every dispute about jointing starts because the quality level was never agreed in writing. The client expects a flat wall under raking light; Q2 was quoted. Both are right, and one of them pays for it. We write the level into the quote room by room, with one sentence on what you will and will not see at that level.
Joints and screw heads filled, transitions feathered. Adequate for plant rooms, cellars and surfaces behind service walls.
Wider joint filling, surface skimmed. The usual standard for woodchip, textured wallpaper and matt paint.
Full-surface skim, sanded. Required for satin or gloss finishes, large glazed areas and wall washers.
Penetrating primer on absorbent surfaces, bonding primer on smooth ones. We test absorbency with a water check before choosing the product.
Long-reach sander with direct extraction rather than hand sanding and a dust cloud. Adjacent rooms stay usable.
Absorbency, residual moisture, existing coatings. Painted old plaster needs a different primer from fresh plasterboard.
We walk the rooms with you and note the level. That is what goes into the quote and into the handover.
Each coat dries fully before the next. Shortcuts here crack later.
Sanded with extraction, surfaces dedusted, then primed. The surface is handed over ready for paint.
Q2 on plasterboard starts at EUR 12 per sqm net. Q3 runs at roughly EUR 16 to 20 per sqm net, Q4 at EUR 26 to 34 per sqm net, depending on substrate and room height. Priming is shown separately at EUR 3 to 5 per sqm net.
Older buildings with uneven plaster cost more than fresh drywall. We only see that at the survey.

Usually not. Q4 pays off for satin or gloss paint, for walls raked by light from a large window or a wall washer, and for smooth wallpaper without texture. For woodchip and matt emulsion, Q3 is sufficient and saves roughly half the jointing cost.
Because it is a separate operation with its own material consumption, and because its cost varies with the substrate. Contractors who bury it in the square-metre rate are either costing the cheapest product or leaving it out entirely. You only find out when the paint dries patchy.
After the final coat and sanding we allow 24 hours of drying, up to 48 hours in cool or damp rooms. The primer then needs another 4 to 12 hours depending on the product. We give you the concrete date at handover.
Yes, that is a core part of our work. Jointing in commercial construction is billed under VOB/B with measurement under VOB/C. Billing is at a fixed price or by the hour, whichever the tender calls for.
