Deep restorative cleaning
The clean that restores once a year what contract cleaning can only maintain. Old seal stripped, floor finish rebuilt, washrooms descaled.
A floor that looks dull and patchy after two years is rarely badly cleaned. Usually the polish layer has worn through and the dirt is no longer on the seal but in it. Past that point, cleaning more often makes it worse rather than better, because it carries water into a finish that is already open. The cleaning contractor then gets replaced, when the actual problem is a missing restorative clean.
Old polish and polymer layers are dissolved with a stripper and a rotary machine and then extracted, not covered over.
Neutralise, dry, then two to three coats of a finish matched to the material. Linoleum, vinyl sheet, LVT and natural stone each need a different product.
Taps, basins, urinals and tile grout cleaned with acid, deposits removed from shower screens and drains.
Window frames and rebates, radiator fins and recesses, door leaves and linings. The surfaces a weekly rota never reaches.
Friday evening to Sunday, or during a shutdown, so the drying times between coats do not land inside your working day.
We test in an inconspicuous spot to see how the existing layer reacts. The wrong product on linoleum costs more than the whole restorative clean.

Move furniture, strip, neutralise, then apply the finish in coats with drying time between each.
We are on site before opening, check it together, and move the furniture back onto its marked positions.
Restorative cleaning including a rebuilt finish starts at EUR 3.90 per sqm net. On badly worn floors, natural stone or heavily subdivided layouts the range is EUR 5.50 to 9 per sqm net. Washrooms are billed by time and materials.
Weekend and night premiums are shown separately. Where a contract cleaning agreement is running, no travel is charged.

For normal office use, once a year. In areas carrying street dirt, meaning entrances, stairwells and high-traffic practices, closer to twice. The reliable indicator is not the calendar but the sheen: once the floor no longer comes up evenly after mopping, the layer has gone.
Restorative cleaning brings surfaces back, mainly floors and washrooms, and is a periodic maintenance measure. Deep cleaning goes wide rather than into the depth of one layer: behind appliances, into ducts, ventilation grilles and gaps that normal operation never reaches. Many buildings need both, but not on the same cycle.
No, but the areas have to be clear and walkable-free for several hours. That is why we almost always book restorative cleans from Friday evening to Sunday. Each coat needs 30 to 60 minutes to dry, and nobody can walk on it during that time.
Partly. A worn polish layer we can always rebuild. Scratches in the material itself, fading and water damage in the substrate will stay. At the test stage we tell you what a restorative clean will realistically achieve before you commission it. If a floor is finished, we say that too, even though we then sell nothing.
